Connecticut#204 - New project: new farmers welcomed! Start-up 18 acre flower and organic vegetable farm development. Need experienced people to work on a cooperative basis. My land and their "venture capital of willingness, knowledge and experience" combined with my business development experience are a good match. (revised 8/9/04) #238 - Property for rent or for farm manager consists of 6.1 acres, of which 3.6 acres has been open pasture for over a hundred years and 2.5 acres has a 260-year-old homestead, large barn and old apple orchard. Owner family occupies the house. The barn is an old type, two stories with six horse stalls. There is some farm equipment in questionable condition and fencing around the pasture. Owner, a retired doctor, wants to do some farming but has no experience. He wishes to have some animals (1-2 milking cows, sheep, chickens) and is open to ideas and suggestions. He is looking to have help starting up old, small farm that has been out of use for over fifty years #277 - Game bird farm in eastern CT for sale: former dairy farm suitable for equestrian operations, tree farm, maple syrup (high concentration of maples) or rearing any form of livestock. Of 35 total acres about 4 are fenced pasture, balance woodland. Land use could include hunting, fishing and all forms of outdoor recreation. Buildings, which are newly-constructed post and beam with power and water, include: 20X24 livestock barn, two stalls with tack room and grain storage room, second floor with 115-bale hay storage; three-bay garage; five brooding houses totaling 800 square feet with attached flight pens covering ca. 3/4 acre under wire, currently equipped to raise 6,000 birds per year. Six-room house is converted farm building with many windows, stucco with two bedrooms and bath, and wrap-around porch. Land is situated with 1/2 mile of CT stocked-river frontage and abuts CT Rails to Trails, closed to all forms of motorized traffic. #282 - Farm in central CT for eventual sale, lease, rent or farm manager: 89 acres on both sides of a state highway consists of several fertile, fairly level fields of about 15 acres formerly used for vegetable farming, cattle pasture and hay production. The remainder of the land is in woodland, rockfalls, and wetlands with a small stream. Land has been farmed by the same family since 1910; land has lain fallow for 50 years but has been cut regularly to keep it open. There is a newly-renovated house on the property as well as two barns, a chicken coop, and a small roadside store. Centrally located in the state, and convenient to major highways, acreage provides a large expanse of open fertile land suitable for a wide variety of farm ventures. MaineThere are currently no listings for Maine. FOR OTHER OPPORTUNITIES IN MAINE VISIT MAINE FARMLINK Massachusetts#203 - One hundred and fifty acres in south central Massachusetts in APR. 60 acres currently being hayed by tenant with equipment, but could exchange hay in return for labor by another renter. About 50 acres of pasture available with space in 200-year-old post and beam barn with stanchions and three horse stalls on two levels. Pastures are fenced but need updating. Happy to have new renter adapt barn to requirements of particular livestock. Also, approximately 2.5 acres woodland with many sugar and rock maples for possible maple syrup production. Two large bulk tanks in milkhouse and firewood available for cutting. Owners seek experienced, compatible farmers for one to five year lease to trim pastures and maintain the property. Some older equipment available. Housing rentals available nearby. #222 - 3+ farm acres for lease. Historically-farmed sandy loam acreage maintained as open mowed meadow, bounded by perennial brook for irrigation - good road frontage and neighborhood location. General farm plan has local and state permit approvals. Long-term farming commitment preferred. Suitable for: CSA, fruit orchard, berries, annuals or perennial crops, wildflowrs, hay or grazing. Located close to major routes and commuter rail stop. (revised 8/9/04) #227 - Approximately 30 acres located in Central Mass. Comprised of 20 tillable acres, 3 pasture, 7 woodland, and a small pond. The current owner has done extensive work stewarding the land, including regular manure applications to the fields, keeping the stone walls free from brush and seedling encroachment, and restoring the mid-1800's barn and its stone foundation. The owner would like to work with a motivated farmer committed to continuing the stewardship of the farm. Enterprise opportunities may include; tree fruits/nuts, small fruits, herbs, flowers, vegetables, greenhouse production, livestock, etc. Owner is interested in developing a plan and gaining assistance through the Farm Viability Program in Massachusetts to establish an enterprise with a prospective partner. To qualify for this program the partner would need to provide agricultural credentials, a passion for stewardship, and a desire to develop a profitable agricultural enterprise. A two-bedroom farmhouse (completely renovated) could possibly be available or potential farmers could locate or build their own housing. Beginning farmers are encouraged to apply. My latest idea is a focus on organic directions as well as agritourism. I believe that for the proper idea - good credentials and hard work - significant and sufficient funding would be available. At this time the availability of funding through the Massachusetts Agricultural Viability program is one of the many keys to this opportunity. #232 - Profitable retail-destination nursery growing and selling annuals, perennials, woody plants. Assets include: mailing list of 4,500 gardeners throughout the Northeast; national and regional exposure through TV and major magazines, and newspapers; established seventeen-year reputation; wide selection of unusual plants, including many rare stock plants; track record of steady sales increase; owners willing to train. Facilities include: ten acres with room for expansion; 3,600 ft2 sales greenhouse; 16,000 ft2 production space for the growing of annuals with 8,000 ft2 Wesbrook gutter-connected greenhouse with hot water heat and rolling benches, 1,300 ft2 attached barn garage/headhouse, 14,000ft2 production space for containerized perennials with hoop houses and overhead sprinklers, 5,300 ft2 perennial sales area with overhead sprinklers, 1,500 ft2 barn, 768 ft2 office/staff room/restroom facility; well-drained sandy loam soils. All located in beautiful rural location in Connecticut River valley of Massachusetts close to Five Colleges, near major highways, within driving distance of Boston and New York City and in an area with an abundance of recreational and cultural opportunities. Request serious inquiries only. (posted 9/7/04) #237 - Property for rent or long-term lease. I am interested in returning this land to farming. I have an old house and barn on three acres of farm land on Main St. in Boxford. An additional 4-5 acres adjacent land is likely available - owned by my niece and previously leased to local farmer for vegetable crops. Across the street is another 8-10 acres of town-owned conservation land, now used as hay field, that could likely be farmed. I am looking for someone to grow vegetables, organically if possible. This is likely a good CSA area - there is a farmers' market Saturday mornings in the next town. Part of the barn and part of the house could be part of the arrangement for rental. Three-hundred-year-old house has long family history: I am not sure of the eventual future ownership. This land was farmed in the past but not for ten years or more. There is no fencing in place and the nearby stream does not provide summer water. The house well is not sufficient for farming. #246 - Owner in western MA is looking for an enterprising individual willing to develop a new operation within an ongoing retail business. The primary business is a convenience store on a busy road in a rural setting. The property includes about three acres of tillable soil, as well, some of which has been previously used to grow vegetables and flowers. There is the potential to develop the land to raise organic specialty crops, flowers, plants, and/or herbs for sale at the store, possibly as part of a garden center to be developed. The owner is willing to build structures to accommodate this enterprise. The main building has apartment space for rent, providing on-site living space. There is a farm next door raising and marketing alpacas and llamas, a possible source of additional material for the garden center. #259 - Hilltop market garden in west-central MA currently with two acres of prepared beds, orchard, small CSA, hoophouse, barn, goats, berries, etc. seeks serious full-time, organic farmer or trainee to collaborate on the development of our farm enterprise. We're looking to share the planning, labor, joy, money and heartaches of our working micro-farm with another serious grower this season and beyond. A teacher/grower, his wife (singer, dancer, and body worker), another couple and seasonal interns live on the homestead. #264 - Farm near New York border for rent or for farm manager: 170 acres consists of 100 acres woodland and 70 acres open land facing southeast that warms early, with farm ponds at various elevations for irrigation. There is housing, farm buildings, sap house, equipment, heated shop and a well-maintained infrastructure. Owner has managed the woodlot and hayed the open land and seeks farmer or couple to expand the operation as a CSA or similar agriculturally-based enterprise. He is open to consider any arrangement and knows that developing a new operation or expanding the existing one is a long-term process; his involvement would depend on the farmer, his experience and the plan. #266 - Ten to fifteen acres of prime agricultural soil, mostly Hadley sand loam, for rent or lease in western MA: the 50-acre farm was previously a dairy and had vegetable and tobacco crops about 50 years ago, then used for hay and grazing for 25 years and hay only for the past twelve years with no chemical fertilizers or pesticides for at least 25 years. Owner has permission and a design to rebuild the barn. The land has significant water resources that are not yet developed: springs, a nearby river, and some shallow wells. There is both private and shared rental space on the site, and possibly a building lot as part of a more comprehensive community venture. #269 - Farm in western MA for immediate sale: This nine-acre farm consists of 2.5 acres of high bush blueberries with the balance in fenced horse pasture, woods and flower gardens. Other customer services offered are homemade pies, pick-your-own flowers and a leaf-recycling venture. There is a single-family home with a mother-in-law apartment with full kitchen and bath, 2.5-car garage, and a Florian greenhouse attached to the garage. There are several nearby towns within easy driving distance. #271 - 124-acre former fruit farm in western MA in Ch. 61A and under APR for immediate sale: includes about 80 acres of orchard and vegetable land, 10 acres of hay and 30+ acres of woodland. There is a colonial house, two large metal barns, apple storage and older barns on 2.85 acres of non-APR land. Property is in fine location for marketing, near several moderate-sized towns and within fifteen minutes of major highway. There is access to city water and two brooks on the property. Most surrounding land is under protection as well. #273 - Twenty-three-acre organic vegetable farm on Connecticut River for sale to experienced CSA farmer: 6 acres certified organic, 12 acres transitioning to organic 9/09, 5 acres river bank and slopes, 185+ member CSA and farmstand business, turnkey, fully-equipped operation.
